Tap any service to see exactly what is included, what it costs, and the add-ons that go with it.
Heavily soiled or pet-affected areas may need add-ons. You always get the add-on price quoted before we start — nothing gets added without your OK.
Showers, natural stone, and heavy mineral build-up are priced after inspection since they take more time and product.
Delicate fabrics like silk, viscose, and leather are quoted after inspection so we use the right method for the material.
Rugs vary more than any other service. Wool, silk, synthetic, jute, hand-knotted, machine-made and antique rugs all clean differently, so your final price is always given after an in-person inspection.

What it is An enzyme-based treatment applied directly into urine-affected areas, down to the backing and pad where the problem actually lives.
What it does Breaks down the urine crystals and bacteria left in the fibers instead of just rinsing the surface.
Why it helps Untreated urine keeps wicking back up as carpet dries, which is why spots and smells reappear a few days after a regular cleaning.
Our process We locate the affected areas, apply treatment at the fiber and pad level, let it dwell so the enzymes can work, then extract with the truckmount.
What it is A fabric and carpet protector applied right after cleaning while fibers are still damp.
What it does Coats each individual fiber so spills bead up on top instead of soaking straight in.
Why it helps It buys you time to blot a spill before it becomes a permanent stain, helps carpet resist traffic wear, and makes routine vacuuming pull more soil out.
Our process Applied evenly with a sprayer over the cleaned fibers while they are still damp so it coats the fiber instead of sitting on top, then left to cure as everything dries.
What it is A clear penetrating sealer applied to grout lines after a deep clean.
What it does Fills the porous surface of the grout so spills sit on top instead of soaking in.
Why it helps Grout is a sponge by nature. Sealed grout stays looking clean far longer and mopping actually removes soil instead of pushing it in.
Our process Grout has to be fully cleaned and dry first, then sealer is applied line by line, excess is wiped off the tile, and it needs cure time before normal use.
What it is A pigmented sealer that recolors and seals grout in a single step.
What it does Gives every grout line one even, uniform color while sealing it at the same time.
Why it helps This is the fix when grout is permanently stained, patchy, or mismatched from past repairs. Cleaning alone cannot undo discoloration that has already set into the grout.
Our process Deep clean first, color applied line by line, excess removed from the tile face, then cure time before the floor goes back into use.
What it is Targeted treatment for specific stains that standard cleaning will not release.
What it does Uses stain-specific chemistry, since wine, grease, ink, and dye stains each need a different approach.
Why it helps The wrong product can set a stain permanently or pull color out of the fiber. Matching the treatment to the stain is what protects the carpet.
Our process Identify the stain type, test in an inconspicuous spot, apply the matching treatment, give it dwell time, extract, then reassess. If a stain looks permanent we tell you before you pay for it.
What it is Dedicated mechanical hair extraction done before the wet cleaning starts.
What it does Pulls embedded pet hair out of the carpet pile that a household vacuum leaves behind.
Why it helps Packed-in hair traps soil and blocks extraction, so pulling it out first means the cleaning actually reaches the fiber.
Our process Repeated dry vacuum passes plus hand tools to pull hair up out of the pile, done before any moisture is introduced.
What it is An extra round of stronger pre-treatment and additional extraction passes for heavily used areas.
What it does Uses a stronger pre-spray mix and more dwell time on ground-in traffic soil.
Why it helps Entryways, hallways, traffic lanes, and rental turnovers hold soil that a single pass will not lift no matter how good the equipment is.
Our process Additional pre-spray at a stronger mix, extended dwell time, then extra extraction passes over the affected areas.
